1. Scope

These Terms and Conditions apply to all bookings of holiday apartments and bicycle rental agreements with Aktivhof, Andreas Berg, Waldstraße 12B, 18225 Kühlungsborn, Germany.

2. Booking and Contract

Holiday apartments can be booked via the online booking system (Smoobu) or by email/phone. A binding rental contract is established upon booking confirmation.

3. Prices and Payment

Prices listed are per night per apartment. Additional costs:

• Extra bed for additional guests: 5 EUR per night per person
• Pets: 5 EUR per night
• Tourist tax: Due in cash upon arrival (amount according to local regulations)

4. Check-in and Check-out

Check-in: from 3:00 PM
Check-out: by 10:00 AM

5. Cancellation

Cancellation terms to be provided by the owner.

6. House Rules

Guests agree to follow the house rules, which include:

• Quiet hours: 10:00 PM – 7:00 AM
• Smoking is not permitted indoors
• Pets are welcome (5 EUR per night)
• Free parking is available on the premises
• Keys must be returned upon departure

7. Liability

The landlord is not liable for the loss or damage of guests' belongings, unless caused by gross negligence or willful intent on the part of the landlord.

8. Bicycle Rental

The following conditions apply to bicycle rentals:

• All bicycles are rented including basket and lock
• The renter is liable for damage and theft during the rental period
• Bicycles must be returned in proper condition
• Opening hours: Daily incl. holidays, closed on Wednesdays

9. EV Charging Station

A wallbox with up to 22 kW is available by arrangement.

10. Final Provisions

German law applies. Place of jurisdiction is Rostock. If individual provisions of these terms are invalid, the validity of the remaining provisions remains unaffected.
